SHAWNEE STREET TOWNHOUSES
May 2016

This development of 8 luxury townhouses will overlook Pastorius Park, a block from Germantown Avenue in Chestnut Hill. The buildings reflect the local architectural legacy of clustered houses with stone site walls, pitched roofs, and masonry walls. A single shared rear driveway covered by open decks leads to the individual rear garages, eliminating the need for curb cuts along Shawnee Street.

CHESTNUT HILL STREETSCAPE PLAN

We recently completed an updated Streetscape Plan for the Chestnut Hill District, a business improvement district in northwest Philadelphia. Our team included landscape architect, civil engineer, lighting designer and signage designer. Guided by community input and an active steering committee, we established priorities for implementation of enhanced pedestrian crossings, sidewalks, lighting, signage, and green spaces.

8200 GERMANTOWN AVENUE
November 2014

Construction is in progress at this 2.15 acre parcel in the center of the Chestnut Hill commercial district in Philadelphia. The former car dealership site will be transformed to an ambitious mixed use development. A 5-story building on Germantown Avenue will contain a specialty food market, several smaller retail stores, and 20 luxury condominiums with subgrade parking. At the opposite end of the property, 8 townhouse units grouped in two structures will overlook the local park. As design consultant to the Owner, Runyan & Associates was responsible for building façade design, building massing, and exterior material selections.

WYNDMOOR COTTAGE
October 2014

Seeking to downsize, our clients asked us to renovate a small 1950s house down the street from their family home in Wyndmoor. Recently completed, the extensive interior alterations and a one-story addition have transformed cramped, dark rooms into airy living spaces with views of the garden and access to the swimming pool and terrace. We added a dormer to bring light into the entry and stairwell. Also included were window replacement, energy upgrades, and extensive landscape improvements.

HOUSE ON A HILL
June 2014

Sitting high on a ridge outside of Philadelphia, this one-story house is designed to maximize visual and functional access to the outdoors. A large open living-dining area with stone fireplace opens to a terrace and screen porch. A master bedroom suite, two bedrooms, laundry and mudroom complete the first floor plan. An attached three-story tower structure will provide guest quarters and distant views. The exterior palette of materials combines stone, natural wood siding, standing seam metal roofing, and plentiful windows.

RIVER ROAD HOUSE
March 2014

This compact house elevated ten feet above the Delaware River flood plain offers a spectacular view and protection from rising waters.  Replacing the owners’ original cottage which was heavily damaged by successive floods, the upper level contains an open living area, two bedrooms, a study, and two full baths.  A large wood deck overlooking the river expands the living space.  The lower level provides an open-air carport and small flood-resistant enclosure for stairs and storage.  The structure and materials were specified carefully to comply with FEMA requirements. Construction will be completed in early 2014.

GERMANTOWN & GRAVERS MIXED USE DEVELOPMENT
February 2014

Construction is nearly complete on a major renovation and addition to this 19th century building in the heart of Philadelphia’s Chestnut Hill neighborhood commercial district.  Designed for Bowman Properties, the 16,000 square foot building contains ground-floor retail space and two large condominiums above.  Stone walls at the rear enclose a parking court for the residences.  The front apartment has two large flagstone terraces at the second floor, and the rear unit’s third-floor conservatory opens to a large wood deck.  The material palette includes local schist stone, cedar wall shingles, wood windows, and both slate and cedar roofing.

DREXEL UNIVERSITY URBAN DESIGN STUDY
34TH & LANCASTER

June 2012

Drexel's new master plan calls for major expansion of its Philadelphia University City main campus during the next decade. Goals include doubling the number of student beds, intensifying the University's engagement with the City, and invigorating key retail areas adjacent to campus. Runyan & Associates developed urban design options for the current Hess Engineering Research Laboratory site, a prime retail and student housing location comprising 1.6 acres at the intersection of Lancaster Avenue and 34th Street just north of Market Street. We produced 4 massing options for a phased development of up to 500,000 square feet in two multi-story structures, providing 1200 student beds, a student dining facility, retail stores along Lancaster Avenue, and structured parking.

LUZERNE BOROUGH VISION PLAN
March 2011

Luzerne Borough, a small municipality near Wilkes-Barre, PA commissioned a Vision Plan for its Main Street commercial district. The Plan recommends strategies for attracting new businesses and creating job opportunities while improving the design of the built environment. As team leader, Runyan & Associates collaborated with an economic planner and a traffic engineer. The final report combines market analysis, economic feasibility of key properties, urban design and façade improvement guidelines, parking recommendations, and cost estimates.

DREXEL UNIVERSITY URBAN DESIGN STUDY
CHESTNUT SQUARE

February 2011

Drexel University in Philadelphia envisions a transformation of its campus and surrounding community as a vibrant urban center for students, faculty, staff and local residents. This urban design study illustrates a mixed use development on a 66,000 square foot site along the south side of Chestnut Street between 32nd and 33rd Streets, combining retail and residential functions adjacent to Drexel's student center and theater. The university is in the process of selecting a qualified developer to carry out this vision.
